These Terms of Service (“Terms“) govern your use of the Sea Oats Motel website at sea-oats.com, your reservations, and your stay at our property. By using our website or making a reservation, you agree to these Terms.
Reservations
Eligibility
To make a reservation, the registered guest must be at least 25 years of age and provide a valid government-issued photo ID and credit card at check-in. Sea Oats Motel reserves the right to refuse service to anyone who does not meet these requirements.
Booking Confirmation
Reservations are confirmed only after you receive a written confirmation from us or our booking system. Rates are subject to availability and may change without notice prior to confirmation.
Deposits and Payment
A deposit of 1-night’s room and tax will be charged at confirmation of reservation. For non-refundable stays, a charge for all night’s room and tax will be charged at confirmation of reservation.
Cancellation and Modifications
A cancellation fee of 1 night’s room and tax will be charged if reservation is cancelled within 24 hours of arrival. No cancellation fee will be charged for cancellations made 24 hours prior to arrival day.
For weekly rate bookings the cancellation window is 7 days prior to arrival. One night’s room and tax will be charged if a reservation is cancelled within 7 days of arrival day. If a reservation is cancelled outside of 7 days prior to arrival, there is no cancellation fee.
No-Shows
Guests who fail to arrive on the scheduled check-in date without prior notice will be charged for the first night, and the remaining reservation may be canceled.
Check-In and Check-Out
- Check-in: 3:00 PM
- Check-out: 11:00 AM
Early check-in and late check-out may be available upon request and are subject to availability and additional fees. The registered guest must present valid identification at check-in.
Property Policies
Smoking
Sea Oats Motel is a non-smoking property. Smoking inside any room or enclosed area will result in a cleaning fee of up to $250 charged to the credit card on file.
Pets
Pets are not permitted at Sea Oats Motel. Service animals as defined under the Americans with Disabilities Act (ADA) are welcome.
Parking
On-site parking is available for $20 per night, subject to availability. Sea Oats is not responsible for damage to or theft from vehicles parked on the property.
Maximum Occupancy
Each room has a posted maximum occupancy. Exceeding the maximum occupancy may result in additional charges or termination of your stay without refund.
Damage to Property
You are responsible for any damage caused to your room, furnishings, or the property during your stay. Damage charges will be billed to the credit card on file.
Conduct
Sea Oats Motel reserves the right to refuse service or terminate a stay without refund for guests who engage in disruptive, illegal, or unsafe behavior, or who interfere with other guests’ enjoyment of the property.
Use of the Website
By using our website, you agree:
- Not to use the site for any unlawful purpose
- Not to attempt to interfere with the site’s operation, security, or other users’ access
- Not to use automated tools (scrapers, bots) without our written permission
- Not to copy, reproduce, or republish content from the site without permission
All content on this website — including text, images, logos, and design — is the property of Sea Oats Motel or its licensors and is protected by copyright and trademark laws.
Third-Party Services
Our website integrates with third-party services, including our booking system (Mews) and online travel agencies. Your use of those services is subject to their own terms and privacy policies. Sea Oats is not responsible for the content, accuracy, or practices of third-party sites.
Disclaimers and Limitation of Liability
Sea Oats Motel provides the website and our services on an “as is” and “as available” basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
Sea Oats Motel is not liable for:
- Loss, theft, or damage to personal property brought to the premises
- Injuries occurring on the property except as required by Florida law
- Service interruptions, including weather, utility outages, or events beyond our control
- Indirect, incidental, consequential, or punitive damages arising from your stay or use of the website
To the extent any liability cannot be excluded, our maximum liability is limited to the amount you paid for your reservation.
Indemnification
You agree to indemnify and hold Sea Oats Motel, its owners, employees, and agents harmless from any claims, damages, or expenses arising from your use of the website, your stay, or your violation of these Terms.
Governing Law
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-laws principles. Any dispute arising from these Terms or your stay shall be resolved in the state or federal courts located in Okaloosa County, Florida.
Changes to These Terms
We may update these Terms from time to time. The “Last updated” date reflects the most recent version. Continued use of the website or services after changes constitutes acceptance of the updated Terms.
